How we got here
One building can be luck. Two is a method.
G & S Builders was founded in Islamabad by Zahid Gul, who had spent years watching the same thing happen across the local property market — projects launched with fanfare, sold on paper, and then quietly abandoned when the money or the will ran out. Buyers were left with nothing but a receipt and a hole in the ground.
We built Gul Heights 1 as the answer to that. Six floors at Main Markaz D-17, completed and handed over. Not a phase. Not a partial delivery. The whole building, finished, with residents moving in.
Gul Heights 2 followed, and it mattered more than the first — because a single completed building can be luck, and two is a method. Seven floors delivered to the same standard, with the same team.
Today both buildings are fully occupied. And we’re breaking ground on Gul Skyline, the largest project we’ve taken on.

Zahid Gul starts the company in Islamabad, as developer and builder in one, on the rule that a building is only finished when someone is living in it.

Gul Heights 1 breaks ground
Work starts at Main Markaz D-17, steps from Margalla Avenue — six floors of shops, arcade, retail mezzanine, offices and apartments.

Gul Heights 1 handed over
Fully occupiedThe whole building, not a phase. Occupied since handover, and still one of the best-maintained addresses on the street.

The second tower starts on the same street, with the same engineers, the same site team and the same suppliers — seven floors this time.

How we build
Four rules we do not bend
Not virtues — working rules. Every one of them is checkable inside a building we have already handed over.
Structure before finish
Marble and light fittings are easy to admire and easy to replace. Foundations, columns and slabs are neither. We spend disproportionately on the parts of a building nobody photographs, because those are the parts that decide whether it is still sound in thirty years.
Materials we can name
We use steel, cement, wiring and fittings from suppliers we can name to you on request. If a buyer asks what is inside the walls, they get an answer, not a brochure adjective.
Built for how people live here
Islamabad has its own realities — load shedding, water supply, summer heat, extended families sharing a home. We design for those instead of copying floor plans from somewhere else: generous water storage, backup power provision, cross-ventilation, and layouts that give a family somewhere to put everyone.
A handover date we mean
We give a completion date and we plan backwards from it. When something slips, buyers hear it from us first, with a reason and a revised date — not through silence.
The office
Where the decisions get made
Every drawing, every price and every handover date is agreed in this room. The person who agrees them is the person whose name is on the building.
It is a working office, not a showroom. If you come in, this is what you will find.
A building is only finished when the people who bought into it have their keys and the place still works years later. That rule is why both Gul Heights towers were delivered whole rather than in phases, and it is the one Gul Skyline is being built to.
