Booking, payment, construction, approvals, handover and what happens after you move in. Where a figure has not been confirmed for publication yet, we have left it in brackets rather than round it up. You are being asked to sign against these numbers, so they are not ours to guess at.

About the company

Who we are, what we have finished, and how to check both for yourself.

How long has G & S Builders been operating?

Founded and led by Zahid Gul, and building in Islamabad ever since. Two towers finished and handed over, with a third under construction now.

How many projects have you completed?

Two, completed and handed over: Gul Heights 1 and Gul Heights 2, both at Main Markaz D-17, Islamabad. Both have been occupied since handover. Gul Skyline is our third and it is under construction now.

Are you registered and approved?

Yes. G & S Builders is a registered construction and development company in Islamabad, and our projects are approved by the Capital Development Authority (CDA). We will show the documentation to any serious buyer — ask for it, and check it with the authority yourself.

Can I visit a completed building before I decide?

Yes, and we would encourage it. We will arrange access to Gul Heights 1 or 2 so you can inspect the finishing and talk to residents. Call +92 341 977 0777 to arrange it, or book a site visit.

Gul Skyline

The third building, going up now — by the same site team that finished the first two.

What stage is construction at?

Foundation work — the rig is on site and the piles are going in. There is footage of it on the Gul Skyline page, filmed as it happened. The progress log on the Gul Skyline page is updated monthly with photographs.

When will it be completed?

The target date is issued with the price list, dated the day you ask for it. We would rather give you a date we can hold than one that reads well on a website — and if it moves, we say so publicly and explain why.

What unit types are available?

Gul Skyline is mixed-use: commercial floors at street level, homes above. The unit schedule — every type, its covered area, and what is still open on each floor — is sent the same day you ask for it. The list is dated, because some floors sell out early.

Where exactly is it?

Islamabad. The confirmed plot address and the site map go on the Gul Skyline project page the day they are signed off. Our two finished towers are at Main Markaz D-17, steps from Margalla Avenue — go and stand outside one first.

Buying and payment

Money, documents, and what you actually sign.

How do payment plans work?

In three parts: a payment on booking, instalments through construction, and a final payment at handover. What sits against each part depends on the unit and the stage the building has reached, so those figures come from the sales team rather than from here. The full schedule is set out in writing before you sign anything.

What is the minimum down payment?

It moves with the unit and the plan you choose. Call +92 341 977 0777 and you will be quoted the current figure against a specific unit — not a headline rate that changes by the time you reach the office.

Can I pay in full and get a discount?

Lump-sum terms are agreed unit by unit. Ask the sales team what is available against the one you want and you will get the answer in writing, so you can hold us to it.

What documents do I need to book?

Identification, proof of address and the completed booking form. The sales team confirms the exact list before you come in, so you only make the trip once, and they walk you through the form when you get there.

Can non-residents or overseas buyers purchase?

What it takes depends on where you are and how you want to hold the unit, and a straight answer for your situation beats a general one here. Call +92 341 977 0777 and ask — we answer this one on the phone most weeks.

Can I sell before completion?

Ask before you book rather than after. The transfer terms that apply to your unit are set out in the booking agreement, and the sales team will take you through them line by line before you sign.

What happens if I miss an instalment?

Talk to us before it happens. We would far rather restructure a schedule than enforce a default clause. The formal terms are in your agreement.

Construction and handover

What happens while we build, and on the day you get the keys.

What if the project is delayed?

We would tell you, in writing, with a reason and a revised date, as soon as we knew. Both of our previous projects were delivered — that is the record we intend to keep.

Can I visit the site during construction?

Yes, by arrangement. Sites are active, so we will fit you with the right safety equipment. Call ahead on +92 341 977 0777.

Can I make changes to my unit?

Some changes are possible, and there is a point in the build after which they are not — once a floor is poured, the layout on it is fixed. So ask early. The sales team will tell you what is still open on your unit, and what the change costs, before you commit to it.

What happens at handover?

You inspect the unit with our team before keys change hands. Anything that is not right gets fixed first. Then keys, documentation and possession. The full sequence is on our process page.

Is there support after handover?

Yes. We are reachable for defects, questions and maintenance guidance after you have moved in. What is covered, and for how long, is written into your handover documents rather than left to memory. The families in both Gul Heights towers still have the same number you would ring.

Construction services

If you already have the land and you want us to build on it.

Do you build on land I already own?

Yes — turnkey construction, project management, or design and build. The scope of each is set out on our services page. It is the same in-house team that put up both Gul Heights towers.

What areas do you work in?

Islamabad and the surrounding district. Our office is in Sector D-17 and both finished towers stand at Main Markaz D-17, so that is the ground we know best. Tell us where your site is and we will say plainly whether we are the right builder for it.
