How we build

No surprises. Here’s exactly what happens, in order, whether you’re buying a unit or commissioning a project.

Which one are you?

Buying an apartment or a shop in one of our buildings is one journey. Handing us a plot and a brief is another. Pick yours — the other stays one tap away.

Talk to us

Come to the office or call. Tell us what you need: how many bedrooms, which floor, what you can spend, when you need to move. No obligation and no pressure — we’d rather have the honest conversation now than a cancelled booking later.

See a finished building

Before you decide anything, we take you through Gul Heights 1 or 2. Same builders, same standard, and years of wear you can inspect for yourself. Look at the common areas, look at the finishing, talk to residents.

Choose your unit

Floor, orientation, layout, view. We’ll walk you through the floor plans and be straight about the trade-offs — which units get the better light, which are quieter, which are closer to the lift.

Agree the payment plan

Down payment, instalment schedule, possession payment. All of it in writing, all of it explained, before anything is signed.

Book and document

Booking form, agreement, receipts. You leave with paperwork, not a promise.

Follow the construction

Monthly progress updates, and you’re welcome on site by arrangement. It’s your building. Watch it go up.

Inspection and handover

Before keys change hands, you inspect your unit with our team. Anything that isn’t right gets fixed before handover, not after.

After handover

We stay reachable. Defects, questions, maintenance guidance — you call us, we come. Ask any Gul Heights resident whether that holds.

Brief and site assessment

We visit the site, review your requirements, and tell you honestly what’s feasible on that ground at that budget.

Design and costing

Architectural and structural design, with a detailed cost breakdown. You see where the money goes.

Approvals

We prepare and submit documentation to the Capital Development Authority (CDA) and manage the approval process.

Contract and schedule

Scope, cost, milestones and completion date, agreed in writing before work starts.

Construction

Structure, MEP, finishing. Regular site meetings and progress reporting throughout.

Handover

Final inspection, snagging, documentation and keys.

The build

Most of the work happens before anyone sees a wall

Piling, excavation, structure. It is the least photogenic half of a building, and it is the half that decides whether the other half is still sound in fifteen years.

We film it because it is the part nobody else shows you.

Step 2, in practice

Two towers built. Two delivered. Two lived in.

Most developers here sell a rendering. We can hand you an address. Both buildings are at Main Markaz D-17, steps from Margalla Avenue, and both have been occupied since handover — walk in and inspect the finishing yourself.

Fairness runs both ways

What we ask of you

Everything above is what you get from us. From clients and buyers we ask three things in return.

Keep to the payment schedule

The one you agreed and signed. Materials are ordered against it, and so is labour.

Raise concerns early

Rather than saving them up. Something small on the day is a five-minute fix; the same thing at handover is not.

Tell us if things change

If your requirements move, say so. We would rather redraw than rebuild.

Do those and the process runs smoothly for everyone.
