Why choose us

Why buyers choose G & S Builders

You are about to hand a large amount of money to a company for something that doesn't exist yet. That should make you cautious. Here's what we'd want to know if we were standing where you are.

G & S Builders — from foundation until the very finish. A completed residential terrace carried on a builder’s trowel.

Towers builtGul Heights 1 and Gul Heights 2, both at Main Markaz D-17, Islamabad.

Towers deliveredFinished and handed over — not renderings, not a phase that stalled.

Towers lived inFully occupied, and occupied since handover. You can knock on the doors.

The argument

Seven things we would check, if we were you

  1. 01

    Our buildings are finished

The single question worth asking any developer: show me a building you completed and handed over. We can show you two. Gul Heights 1 and Gul Heights 2 are both standing, both finished, both occupied. You can drive to them this afternoon. Plenty of companies in Islamabad can show you a render. Far fewer can show you a lift that's been running for years.

  2. 02

You can talk to our buyers without us in the room

We'll give you the building address and let you knock on doors. Ask residents about the handover date versus the promised date. Ask whether the finishing matched the sample unit. Ask what happened when something broke in the first year. A developer who won't let you do that is telling you something.

Both towers: Main Markaz D-17, Islamabad

  3. 03

    We build it ourselves

We're not a marketing company that outsources construction. The people designing Gul Skyline are the people who built Gul Heights 1 and 2, and they'll be on site for this one too. That continuity is why quality doesn't drift between projects.

    How we run a build

  4. 04

    The structure gets the budget

Buyers judge a building by its lobby. Buildings are judged by their columns. We spend where it can't be seen — foundation depth, steel spec, slab thickness, waterproofing, drainage. These are the things that can't be fixed later without tearing the building apart, and they're the first things a cost-cutting developer quietly reduces.

  5. 05

    Honest timelines, honestly revised

We give real completion dates, not optimistic ones designed to close a sale. And when a date moves — sometimes it does, that's construction — you hear it from us, in writing, with the reason and the new date.

  6. 06

We answer the phone after handover

Handover is not the end of the relationship. Our team is reachable for defects, questions and maintenance guidance after you've moved in. Ask any Gul Heights resident whether that's true. We're comfortable with the answer.

  7. 07

    We live here

Islamabad is home. Our office is here, our families are here, and our reputation is built one conversation at a time in a city where everybody eventually knows everybody. We cannot afford to build badly. That's a better guarantee than any warranty document.

The evidence

Go and look at them

Renders are marketing. Concrete is evidence. Both buildings below are finished, handed over and lived in — same street, same company, same site team.

All three projects

Completed · fully occupied

Gul Heights 2

Main Markaz, D-17/2 · 7 floors · Fully occupied

Seven floors at the Markaz in D-17/2 — shops across the lower ground, ground and first, four floors of apartments above. 24,728.11 sq ft, CDA-approved. Proof the first one was not luck.

Completed · fully occupied

Gul Heights 1

Main Markaz D-17 · 6 floors · Fully occupied

Where it started. Six floors at Main Markaz D-17 — shops and an arcade at street level, a retail mezzanine, two office plates, apartments on top. Occupied ever since.

View project

Under construction · bookings openThe third building, Gul Skyline, is being built by the same people who finished these two.

Talking it through with the site in view.

In view

The site is out of the window

The conversations that matter happen with the site in view, not in a showroom on the other side of the city.

If you want to check something we have told you, you can look out of the window and check it.

Compare us honestly

Six questions. Ask us. Ask everyone else too.

We'd rather you evaluated us properly than took our word for it. When you're comparing developers, put all six to every company on your list — including this one. Our answer sits under each question so you know what you are holding us to.

Question 01

Our answerTwo. Gul Heights 1 (six floors) and Gul Heights 2 (seven floors), both at the Markaz in D-17, both complete and fully occupied.

Question 02

Our answerYes. We give you the address at Main Markaz D-17 and stay out of the conversation. Ask about handover dates, finishing and what happened when something broke.

Question 03

Our answerWe do. Land, design, structure, MEP, finishing and handover are in house, so one company is accountable at the end of it. The people building Gul Skyline built both Gul Heights towers.

Question 04

Our answerAsk us for the approval paperwork on Gul Skyline — the Capital Development Authority (CDA) — and read the document itself rather than a line about it on a website.

Question 05

Our answerYou hear it from us, in writing, with the reason and the new date. We give real dates rather than optimistic ones designed to close a sale.

Question 06

Our answerThe same office and the same number: +92 341 977 0777. Ask any Gul Heights resident whether that is true.

This is not a form and nothing is submitted. The ticks are your own notes, kept in this browser for this session only — we never see them. Print the sheet and take it to every developer you are considering.

Come and see a finished building

If you are considering Gul Skyline, judge us on the two towers that are already standing. We will walk you through the common areas at Gul Heights 1 or 2 and leave you to talk to the people living there.
