Our vision
To make “finished on time” the ordinary expectation in Islamabad, not the exception.
We want a property market where a buyer doesn’t have to gamble.
Where handing over your savings for a home that doesn’t exist yet is a normal transaction rather than an act of faith.
The question buyers ask here today
“Will this building actually get built?”
The only question that should be left
“Which floor do I want?”
We can’t change the whole market. But we can build enough finished buildings that people know at least one name they don’t have to worry about.
Our mission
To design, build and deliver homes and commercial spaces in Islamabad that are structurally sound, genuinely liveable, and handed over on the date we promised.
Land, design, structure, MEP, finishing and handover are all ours. That is what makes the sentence above something we can be held to rather than something we can hope for.
Four commitments
-
We finish.
Every project we announce gets completed. No exceptions, no indefinite phase twos.
-
We build past the minimum.
Code compliance is a floor, not a target. Where the sensible choice costs more than the permitted one, we make the sensible choice.
-
We tell the truth about timelines.
Construction has bad weeks. Buyers get told about them, with a revised date and a reason.
-
We stay reachable after handover.
The relationship doesn’t end at the key. If something in your unit fails in the first years, you call us and we come.
Our values
Five things we don’t trade away
These are the five that decide what happens on the days when a cheaper option is sitting on the table.
-
Do it once, properly.
Rework is the most expensive thing in construction and the easiest to avoid. Get the setting-out right, get the concrete right, get the waterproofing right, and you never revisit it.
-
Say the hard thing early.
A delay disclosed in month four is a manageable problem. The same delay discovered by the buyer in month eleven is a broken relationship.
-
The building outlives the sale.
We build in the city we live in, for neighbours we’ll keep running into. Reputation here isn’t a marketing asset — it’s the whole business.
-
Respect the money.
For most of our buyers, a home is the largest purchase of their life, often years of saved income. That deserves seriousness at every stage.
-
Look after the people building it.
Safe sites, fair pay, paid on time. Crews that are treated well do better work and stay for the next project. Both of our completed towers were built largely by the same hands.
In practice
What this looks like in practice
Vision statements are cheap. Here’s ours in evidence — three projects, in the order we built them.
- Gul Heights 1 Completed Announced → built → completed → handed over. Occupied today. Handed over To be confirmed Status today Occupied since handover
- Gul Heights 2 Completed Announced → built → completed → handed over. Occupied today. Handed over To be confirmed Status today Occupied since handover
- Gul Skyline Under construction Announced → under construction now. Completion To be confirmed Status today Building now, bookings open
The record, in one line
Three projects. Two finished. Zero abandoned.
Go and look at them.
Both Gul Heights towers are at Main Markaz D-17, steps from Margalla Avenue, finished and occupied since handover. Gul Skyline is going up now and bookings are open.
